Terms of service.

About the house:

Palazzo Nianu ist neither a guest house nor a boutique hotel, but a house that you can rent and make it a home just for yourself. The house is set inside a small village in the countryside, next to the historical church of Neviano.

Reservations and Cancellations:
On booking, a deposit of 30% of the booking amount is required. The remainder must be paid no later than 6 weeks before the start of your stay. When booking within the period of 6 weeks, the total amount must be paid immediately. In case of cancellation less than 14 days before the start of your stay, 50% of the deposit will be returned. Our cancellation policy allows guests to receive a full refund if they cancel within 24 hours of booking and at least 14 days before the arrival.
No refund is provided for cancellation done starting from 7 days before the arrival.A security deposit of € 1.000 is required to be paid until 1 week before your arrival. The payment can be made via Paypal. The deposit will be refunded by the latest 7 days after check out. Any damage or loss to the property will be deducted from the deposit.The Palazzo comprises following: 

  • One Master Bedroom with en-suite bathroom

  • Two Bedrooms with shared bathroom

  • Large lounge, library 

  • Kitchen, indoor and outdoor dining areas

  • Roofscape for sunbathing and plunge pool

Security: 

  • Alarm system

  • Strongbox

Kitchen facilities: 

  • combined fridge & freezer

  • Induction field cooking, oven

  • Nespresso machine 

  • dish washer

House facilities: 

  • Air conditioning cold & hot

  • Washing machine

  • Wi-Fi

  • Body wash and shampoo

  • Set of small and large towel/person

  • Bath gowns 

Palazzo Neviano has no TVs installed, but instead offers a selection of books to be enjoyed :)

Final Cleaning Fee:

A final cleaning fee of 100€ will be charged at the end of your stay


Included Services: 

  • Cleaning once a week / extra cleaning can be arranged for an extra charge of 90€/service

  • Bed linen and towels change every week/  extra change can be arranged for an extra charge of 50€/change

Palazzo Nianu is a pet friendly house, and yes being in the countryside you may encounter other species other than humans ;)
